Beyond the Branch
For retail loan officers and branch managers

Same Loans.Bigger Paychecks.Better Life.

Your production isn't the problem. Your payout might be. I spent years inside retail and ran a branch before I went independent. This is the math nobody at the branch puts in front of you.

What if your next raise didn't require closing more loans?Stop chasing more loans. Start making more per loan. You're already doing the work. Why not keep more of the money?Same clients. Same loans. A whole different income.More income. More freedom. Same 24 hours. You don't need more loans. You need a better model.
Same borrower. Same loan.

Two paths. Two very different checks.

I know the retail playbook from the inside. It's not that anybody's lying to you. It's that nobody in a retail branch gets paid to show you the other side of the table.

Retail Loan Officer: same loan, higher rate, smaller check. Wholesale Lender: same loan, better rate, bigger check.
Retail Loan Officer
Who sets your comp?
The comp plan. And it changes when they say so.
How many lenders?
One. Theirs.
Pricing is off on a deal?
You lose it, or you eat it.
The margin on your loans?
You'll never see it.
Whose name is on the door?
Theirs.
Wholesale Lender
Who sets your comp?
You do, loan by loan, inside the rules.
How many lenders?
Many. Pick the one that fits the file.
Pricing is off on a deal?
Shop it. Different lender, same afternoon.
The margin on your loans?
You see every BPS.
Whose name is on the door?
Yours. Build your own brand.

A general comparison of the two channels. Every company's plan is different, so run your own numbers.

If it sounds complicated, it isn't

Three ways to say the same thing.

Retail: no better pricing, but we got you pizza.
01

The pizza party

Record month. "Unfortunately there's no room in the budget for better comp. But guess what? Pizza party Friday!" Bro. You made the company a fortune, and they handed you two slices of pepperoni.

You don't need a pizza party. You need a bigger piece of the pie.

You're not a bad fisherman. You're just in the wrong pond.
02

The wrong pond

You've got the rod, the skill and the patience. But you're fishing a fenced-in puddle with one kind of bait. Out on the open lake, the same skill catches a whole lot more.

You're not a bad fisherman. You're just in the wrong pond.

Five-star chef told to serve frozen nuggets.
03

The five-star chef

You trained for years. Then retail hands you one menu and says serve the nuggets. When your borrower needs something else, you're stuck with what's in the freezer.

You're not the problem. It's your kitchen.

Things you've heard at the branch

Retail says. I say.

Retail says"We're like a family here!"
KT saysThen why is corporate in your paycheck like it's a joint checking account?
Retail says"Our splits are competitive!"
KT saysCompetitive with who? Your other employees?
Retail says"You need our brand to succeed!"
KT saysFunny. I thought your clients were calling you.
Retail says"We offer unlimited earning potential!"
KT saysUnlimited? Then why does corporate keep setting the limits?
Retail says"You can't scale as a broker!"
KT saysThat's funny. Nobody told the brokers who are scaling.
It was never just about the money

The money is the scoreboard. Your life is the game.

Too many great loan officers miss the birthday to chase a number somebody else set. Here's what a better model actually buys you.

Close fewer loans. Make the same.Or close the same loans and make more. Your call.
Be at the game on a Tuesday.Your kid looks up in the stands, and you're there.
Take the vacation.Without checking the pipeline every hour.
Survive the slow market.Making more per loan is how you sleep when volume dips.
Build something with your name on it.A brand and a reputation that go where you go.
Same 24 hours.More income, more freedom. Nobody's making more hours.

Straight answers

The questions everybody asks.

If it's so good, why isn't everyone doing it?

Three reasons, and I've watched all three keep good people stuck.

One: a relationship they don't want to break. A manager, a team, a company that's been good to them. I respect that.

Two: it sounds too good to be true. I thought the same thing.

Three: they don't know it exists. Nobody inside a retail branch gets paid to show you this.

And if I'm honest, there's a fourth: pride and ego. Nobody wants to find out they've been leaving money on the table for years. I'm not asking you to take my word for any of it. Measure it. The math should do the talking.

What's the catch? Hidden costs? Contract restrictions?

That's the right question. When I first looked at this, it sounded too good to be true to me too. So I did what I'm asking you to do: I checked it.

Read every agreement before you sign it. Ask what comes out of each check and why. Ask what happens if you leave. Ask who owns what.

Here's the honest catch: as a broker you're running a business. You'll cover some costs a W-2 job covered for you, and your production is on you. If that gets your attention, good. Put those costs in the calculator and look at the number anyway.

Will I actually make more?

I'm not going to answer that with a promise, and you shouldn't trust anybody who does.

What I'll do is put your real loans side by side: what you made, and what the same loans could have paid you in the wholesale channel after every cost. Sometimes the win is money. Sometimes it's time. Usually it's both. If the math doesn't move for you, I'll tell you to stay put.

What happens to my database and referral partners if I leave?

There's a reality and a legality.

The reality: your relationships go with you, because people work with people, not logos.

The legality: your company may own certain data tied to the loans you closed there. Read what you signed, leave the right way, and get your own legal advice if you're unsure. Doing it clean protects you and your reputation.
